30 Day Notice

I (we) hereby advise Premier Property Management that I (we) will be vacating the premises located at:
in____________________________(city), Colorado, on__________________________________________________________________(date),
for the following reason:__________________________________________________________________________________
The date given above is a definite vacating date, and Premier Property Management is authorized to show the property to prospective residents during the final 30 days of my tenancy. I (we) do acknowledge that I (we) are responsible for rent for 30 days from the day this notice is received by management, or until the end of my (our) lease period, whichever is longer. If other roommates on the lease agreement are staying I (we) understand I (we) are not receiving any portion of the deposit back.
This notice also authorizes Premier Property Management to release information regarding our rental history to prospective landlords and/or lenders.
I (we) authorize Premier Property Management to show the property to prospective tenants. Premier Property Management will notify me 24 hours in advance, prior to showing the property.
Should I (we) subsequently wish to cancel or extend my (our) notice to a later date, I (we) will contact Premier Property Management IMMEDIATELY through a written request. If my (our) residence has already been re-rented to a new resident by the time I (we) make such a request, I (we) understand that it may be impossible for Premier Property Management (the owner’s agent) to grant this request.
I (we) understand that the giving of this notice does not relieve me of any liability that I (we) may have under my (our) present Lease.
Release of Deposit is subject to the following provisions:
*All conditions of the Lease Agreement must be fulfilled.
*Complete vacating of the entire premises on or before move-out date specified in above notice.
*There must be no damage to the above-mentioned property beyond normal wear and tear.
*The entire unit – including the oven, range, refrigerator, bathrooms, closets, cabinets, floors and
carpet – is to be clean.
*All debris and trash must be removed from the property.
*All keys must be returned.
*All rent and late charges due must be paid through date of move-out.
THERE IS A FEE FOR RE-RENTING YOUR UNIT WHILE YOU ARE STILL UNDER A LEASE OBLIGATION. IF IT HAS BEEN APPROVED BY THE PROPERTY MANAGER AND THERE IS NO LOSS OF RENTS TO THE OWNER, THE FEE WILL BE DETERMINED (UP TO ½ OF ONE MONTHS RENT) AND DEDUCTED FROM YOUR DEPOSIT. ANY ADVERTISING TO EXPEDITE RE-RENTAL WILL BE PAID BY YOU.
ANY QUESTIONS REGARDING YOUR DEPOSIT NEED TO BE DISCUSSED WHEN YOU VACATE, NOT AFTER WE HAVE CONTRACTED FOR CLEANING AND/OR REPAIRS. NO EXCEPTIONS. UPON VACATING, IT IS YOUR RESPONSIBILITY TO SCHEDULE A MOVE-OUT INSPECTION AT WHICH TIME CLEANING AND MAINTENANCE OBLIGATIONS CAN BE DISCUSSED.
